2 Bed DD or 3 Bed Lounge: which layout suits your family?

When you look through a brochure, two terms come up again and again: DD and Lounge. They describe how the shared living space of an apartment is planned, and choosing the right one makes a bigger difference to everyday life than the bedroom count alone.

What does DD mean?

DD stands for drawing-dining. The apartment has a separate drawing room for receiving guests, with the dining area attached to it. Family life happens in the bedrooms and the kitchen, while the drawing-dining room stays ready for visitors.

What does Lounge mean?

A lounge layout gives you one large, open family room at the heart of the home. It is where the family watches TV, eats together and spends evenings. Guests are usually welcomed into the same space.

Which one should you choose?

  • Choose a DD layout if you often host guests and want a formal room that stays tidy.
  • Choose a Lounge layout if your family spends most of its time together and you want one generous shared space.
  • Choose two bedrooms if you are a couple or a young family and value a central location over extra space.
  • Choose three or four bedrooms if children are growing up or parents live with you.

The best layout is the one that matches how your family spends an ordinary evening, not the one with the biggest number on the plan.

Where to find each layout

At Hamza Icon Tower you can choose between a 3 Bedroom Lounge and a 2 Bedroom DD. Hamza Royal Residencia offers 3 and 4 Bedroom DD homes, and The Curve offers drawing-dining homes from two to four bedrooms. Our team is happy to walk you through the floor plans before you decide.

The story behind The Curve

Look down almost any street in Karachi and you will see the same straight lines repeated without pause: buildings drawn by the ruler, built for speed. The Curve began as a quiet objection to that.

A line that refuses to settle

A curve is what happens when a line bends and softens instead of taking the shortest path. We wanted a building that did the same: one that stands apart on its street not by shouting, but by being considered in every line.

The ginkgo leaf

The idea runs through everything at The Curve: the restraint of the materials, the calm of the palette and the ginkgo leaf we chose as its mark, a tree that has endured, unchanged and unhurried, for millions of years.

Architecture is not just what you see. It is what you experience every day.

Four homes, one floor

Every typical floor holds eight residences across four layouts: Meridian, a four-bedroom home of 1,927 sq ft; Crescent, a three-bedroom home of 1,607 sq ft; Curve, a two-bedroom home of 1,186 sq ft; and Arc, a two-bedroom home of 969 sq ft.

A grand lobby, a fitness centre, a kids play area, secured entrance, D-MAX maintenance and an electric charging station take care of everyday ease at Plot 631, Jamshed Road, Amil Colony.

Buying a home in Karachi from abroad: a step-by-step guide

Many of our buyers live outside Pakistan. They want a home for their parents, a place to return to, or a secure long-term investment, and they want to do it without taking leave to fly home. The good news is that the whole process can be completed from abroad.

1. Start with a virtual visit

Book a live video call with our team. We walk you through the site, the show apartment and the neighbourhood, and answer your questions in real time, at a time that suits your time zone.

2. Choose and reserve your home

Once you have chosen a project and apartment type, we share the floor plan and payment plan. Your booking is confirmed with the token or down payment for that project.

3. Share your documents

  • A copy of your NICOP, POC or CNIC
  • A copy of your valid passport
  • Passport-size photographs
  • Proof of your address abroad
  • Details of a nominee or next of kin

If someone in Pakistan will sign on your behalf, a Special Power of Attorney attested by the Pakistani embassy or consulate is required. Our team will confirm the exact list for your case.

4. Pay through your bank

Send every payment through official banking channels directly to the company account, and keep your bank’s remittance receipt. Each payment is acknowledged with an official receipt from our accounts office.

5. Follow the build and collect your keys

We share regular progress updates and photos. At handover you can collect the keys yourself or through your authorised representative.

Distance should not decide whether you own a home in your own city.

Inside Hamza Signature Tower: curves, light and a rooftop that saves energy

Hamza Signature Tower is designed around one idea: every detail should balance comfort, movement, privacy and community. From the street, that idea is visible in the sweeping curved balconies that wrap each floor.

The first impression

Arrival begins in a double-height grand lobby. High-speed lifts carry residents to their floors, and 24/7 security, a fire system and a stand-by generator work quietly in the background.

Homes in four sizes

The tower offers three-bedroom apartments from 1,126 to 1,299 sq ft, including a corner home with an open view, along with a 2 Bed DD of 1,049 sq ft and a compact two-bedroom home of 877 sq ft.

A smarter rooftop

Rooftop solar panels reduce the building’s electricity costs and its footprint, a practical approach to sustainable living designed for long-term savings.

Elevating everyday living means getting the ordinary things right, every single day.

What semi-furnished and fully furnished mean at Hamza

Moving into a new apartment usually means weeks of contractors: kitchen cabinets, ceilings, lights and fans. Our furnished apartments are designed to remove most of that work, so you can move in sooner and spend less.

Semi-furnished apartments

Our semi-furnished homes come with the essentials already installed: a fitted kitchen, false ceilings, fans and lighting. You bring your furniture and make the space your own.

Hamza Royal Residencia and Hamza Residency II are offered semi-furnished.

Fully furnished apartments

Fully furnished homes go a step further, with furnishings throughout, so the apartment is ready to live in from day one. Hamza Residency III is offered fully furnished.

Who does the furnishing?

All furnishings are by Carlos Fittani Interiors, part of the Naeem Dhanani Group, so the finishing follows the same quality standards as the building itself.

Move-in ready means less waiting, fewer contractors and a home that is finished the way it was designed.
